This position consists of overseeing the development process of assigned projects from the conceptual stage through the completion of construction. The Senior Project Manager is responsible for directing the project team through a multitude of tasks, including planning, budgeting, management, monthly requisitions, scheduling, permitting, and design coordination. This role requires advanced business management acumen, strong leadership, organizational and time management skills, as well strong communication and team building skills. Responsiblities include but are not limitied to:


Development and general oversight of assigned projects through design, approvals, preconstruction, construction and punch list close out.

Coordinate all approvals including pre-construction, building permits, license agreements, sustainable energy requirements and all other city and state agency approvals.

Identify and select various consultants and vendors; review and level all proposals; negotiate and prepare agreements for execution.

Management of all design and construction professionals (architects, consultants, engineers, contractors).

Attend and lead project meetings, including design, progress, pre-construction and pre-award.

Convey design intent with respect to systems and finishes to the design team at project outset to ensure that design conforms to project budget constraints.

Lead and initiate value engineering exercises throughout the design process and institute project cost control measures for construction in accordance with approved budgets

Monitor cost projections, budget variances and schedule progress; highlight potential issues during construction process; monitor construction for compliance with all government approvals, development strategy, stated budgets/business plans and critical path maintenance

Update project cash flows, forecasts and pro forma projections on a regular basis in conjunction with development team.

Special assignments as necessary such as, outside consulting, architectural review and site tours with investors and lenders, etc.

Facilitate development team s efforts to obtain project financing.

Review and assist the preparation of all bank funding requests.

Ensure compliance with all loan and partnership agreements as well as all regulatory agreements placed on the property that pertain to the development process.

Complete all annual budgets/business plans and quarterly reports to partners and associated analyses in conjunction with development team

Oversee the procurement process including, the identification of potential subcontractors, the review of all bid packages and trade contracts.

Monitor the shop drawing, submittal and construction coordination process to ensure lead times are consistent with project schedule.

For Hospitality Projects:

. Coordinate and liaise with Hotel Technical Service Provider/Hotel Operator to maximize and ensure that all standards and goals are met in relation to hotel brand operations.

. Coordinate and liaise with Procurement Agent in relation to hotel FF and E, OSE procurement.

. Review all specifications from design team for conformance with budget, functionality, and commercial durability.

. Coordinate with various team members the installation of all systems, FF and E, OSE and the pre-opening period prior to commencement of hotel operations.


Requires Construction experience, Development experience and related bachelor s degree, OR possess equivalent years of related experience.

Requires 5+ years of construction and 3+ years of Real Estate Development experience, preferably with hotel development experience.

Thorough understanding of the real estate industry and NY Metro market.

Working knowledge of various construction disciplines including procurement, shop drawing, and submittal process cost control, critical path scheduling, safety regulations, construction drawings.

Superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential both within the internal project team and externally with subcontractors, labor force, etc.

The ability to determine the priority of assignments based on critical deadlines.

Understanding of construction contracts, retention, releases.

Must possess strengths in verbal and written communications; ability to adapt communications/presentations and deliver clear and concise reports and analysis to senior management and key stakeholders.

Requires the ability to be self-motivated, detail oriented, and work independently with minimal supervision.

Strong decision making and problem-solving skills.

Requires ability to maintain confidentiality of all company and customer information as well as display a high degree of ethics and integrity.

Proficient in Microsoft Office Suite, excellent math and accounting skills.

Travel will be required.
